A cracked tile is simple, a mismatched one is forever

Concrete and clay tiles are tough, but they crack under a dropped ladder, the boots of a satellite installer, frost getting into a hairline fault, or a branch landing on them in a storm. A single cracked tile lets water onto the felt beneath, and old felt does not stay waterproof for long. Replacing one is straightforward: the tiles above are eased up, the broken one taken out and a new one slid in and fixed. The part that takes judgment is matching. There are dozens of tile profiles on Irish roofs, and many from the 1970s and 1980s are no longer made, so we identify the profile and source a match, new where it is still produced and reclaimed where it is not. On a visible front slope we will sometimes take a tile from a hidden part of the roof and put the new one there instead. Ridges and hips are a common failure too, because the mortar bedding them perishes and lets them rock. They can be rebedded in mortar, or refixed with a dry ridge system that screws each tile down with no mortar at all, which holds better on exposed sites. Where tiles are slipping across a large area, the nibs or fixings have usually failed and the roof needs more than a few swaps.

The felt underneath

When a tile is out, we can see the felt below it. If it is torn or brittle, we patch it at that point and tell you what condition it is in across the roof, because the felt is the second line of defence and you want to know if it has gone.

What is included in tile replacement?

  • Replace cracked and missing tiles without disturbing the rest of the roof.
  • Check and patch the felt beneath where tiles are out.
  • Rebed loose ridge and hip tiles, or refit them with a dry ridge system.
  • Repoint or fit dry verge at the gable ends where the mortar has failed.
  • Photograph the work and note the condition of the rest of the roof.

Can you find tiles that match mine?

Usually. We identify the profile and source new or reclaimed tiles. For discontinued profiles we can move tiles from a hidden slope to the front.

What is dry ridge?

A system that fixes ridge tiles mechanically instead of bedding them in mortar. It needs less maintenance and holds better in high winds, which suits exposed sites here.

Is one cracked tile urgent?

Not an emergency, but worth doing soon. It lets water onto the felt, and old felt eventually gives way and lets it into the attic.

How much does it cost to replace roof tiles?

The number of tiles, finding a match for the profile, the ridge and verge work, and access decide the price. Discontinued profiles take longer to source. We identify the tile on the survey and price it.

How long do concrete roof tiles last?

Concrete tiles typically last 50 years or more, though they lose their surface colour much earlier. The ridge mortar and felt usually need attention before the tiles themselves.
