what decides it

A stud wall is only as good as what is hidden inside it

Once it is painted, every stud wall looks the same. The difference shows up the day you hang a television on it, the night you hear the other room through it, or the morning an inspector asks what its fire rating is. So we build it around those three questions. Framing first: metal studs are straight, fast, non combustible and right for most apartment and commercial work, timber studs are stronger for fixings and better where a wall carries something. Either way, noggins go in before boarding, at the height of the television, the radiator, the wall hung basin, the grab rail, the kitchen units. Putting them in afterwards means cutting the wall open. Sound is next, and it is the complaint we hear most about walls somebody else built. An empty stud wall is a drum. A wall filled with acoustic mineral wool, boarded with denser board or two layers, sealed with acoustic sealant top and bottom and at every edge, and with the sockets offset rather than back to back, is a different room to live in. For a separating wall in a converted house, or a bedroom off a hall, that costs very little extra at the build stage and cannot be bought afterwards. Fire and moisture finish the spec: a standard partition is single layer board, an escape route, a garage wall, a ceiling under a converted attic or an apartment wall often wants two layers with staggered joints for a sixty minute rating, and every service penetration through a rated wall has to be sealed back up. Bathrooms and utility rooms get moisture resistant board, and behind a tiled shower we use a tile backer board rather than trusting green board to hold up under a wet wall for twenty years.

Taped and jointed, or skimmed?

Taping and jointing fills and sands the joints only, so the wall is ready to paint in a day and there is no drying out time to wait through. It is the norm on commercial jobs and it is perfect under a matt finish. A full skim coat over the whole board gives a harder, more uniform face that takes a sheen or a strong side light better, and it is what most Irish houses expect. What is included in a stud wall?

  • Set out the walls on the floor first so you can walk the layout before anything is fixed.
  • Frame in metal or timber, plumb and true, with a door opening built to the actual door.
  • Fit noggins for televisions, radiators, basins, rails and units while the wall is still open.
  • Insulate for sound, leave service voids for the electrician and offset the sockets.
  • Board it in the right board for the room, single or double layer, with staggered joints.
  • Seal the perimeter and the penetrations, then tape and joint or skim, ready for paint.

We walk it with a light held against the wall, fill anything you spot, and note where the noggins are for later.

Will it be soundproof?

Properly built, it is a very different wall to an empty partition: insulation in the cavity, denser or doubled board, sealed edges and offset sockets. That handles normal speech and television well. Nothing stops a bass speaker or footsteps overhead, and anyone who promises silence is selling you something. Tell us what you are trying to block and we will spec for that.

Can I hang a television or kitchen units on it?

Yes, if we know before we board it. Tell us the height and rough position and we put timber noggins or a full plywood pattress in behind the board. Then any fixing goes into solid timber instead of a plasterboard plug doing its best.

Do I need permission to split a room?

A non structural partition inside your own house does not need planning permission, but the room it creates still has to meet the rules for light, ventilation and escape, and creating a bedroom changes what the house is. If the wall is going under something structural, or in an apartment, we check the fire rating and the certificate side of it before we start.

How much does a stud wall cost?

The length and height, timber or metal, the insulation, single or double boarding, a door opening and the finish decide the price. A plain partition is quick, a soundproofed or fire rated wall takes more material and time. We price it on a visit.

How long does a stud wall take to build?

A straightforward partition with a door is usually framed and boarded in a day or two, then taped or skimmed and left to dry before painting. Electrics in the wall add a short gap for the electrician before boarding.
