Dividing space without losing the light
A partition divides a room without the structure of a wall, and in commercial spaces especially it is how offices, meeting rooms, treatment rooms and stores are carved out of an open floor. The choices come down to light, privacy and whether the layout may change again. Glazed partitions in aluminium or steel frames keep daylight moving through a building and make a small room feel bigger, with toughened or laminated glass for safety and frosted manifestation at eye level so nobody walks into them. Solid partitions give privacy and more sound reduction, and many spaces use both, solid to desk height and glazed above. Sound is the part people underestimate. A meeting room or a clinic needs an acoustic rating, which means the right glass or board build up, seals at the head and base, a solid core door with drop seals, and attention to the ceiling void above, because sound that goes over the top of a partition through a suspended ceiling defeats the whole thing. Fire matters too: partitions onto corridors and escape routes may need a fire rating. In homes the same thinking works for steel framed glazed screens between a kitchen and a living room, home offices carved out of a larger room, and walk in wardrobes.

Partitions are largely prefabricated and installed dry, so there is little dust and no drying time. Most office or shop partitions go in out of hours or over a weekend, and the room is usable the next working day.
Fire, access and the landlord
Commercial partitions often touch the Building Regulations. Where a new room opens onto an escape route we build to the fire rating that route needs, under Part B, and hand over the certificates for the glass, boards and doors. Doors get the clear width and the ironmongery that Part M expects in places the public uses. In a leased unit we read the fit out rules first, because many landlords want to approve drawings before work starts and expect the space to be put back at the end of the lease. We prepare the drawings and the method statement for the landlord or the building manager, and design the partition so it can come out later without damaging the floor, walls or ceiling of the building.

Glass or plasterboard?
Glass keeps the light and feels open. Plasterboard or solid panels give privacy and more sound reduction. Many rooms use solid to desk height with glass above.
Can people hear through a glass partition?
Through a basic one, yes. An acoustic partition with the right glass, seals and door, and a closed ceiling void above, brings speech down to a level suitable for meetings.
Can it be moved later?
Framed partitions can often be taken down and reused. We can design the system with future changes in mind.
Do partitions need planning permission?
Internal partitions generally do not. A larger commercial fit out can need a fire safety certificate or a disability access certificate, and we tell you early in the survey if that is likely.
Can the glass carry our logo?
Yes. Manifestation can be plain frosted bands, a pattern or your logo cut in vinyl, and blinds can be built into double glazed partitions for meeting rooms.
How long from order to fitting?
Solid framed partitions can usually go in within one to two weeks. Glazed systems depend on the glass, which is made to measure after the survey, so allow two to four weeks.
How much does an office partition cost?
The length and height, glazed or solid, the acoustic rating, doors and the ceiling above set the price. Acoustic and fire rated partitions cost more because of the glass, seals and detailing at the head. We price from a site visit or your floor plan.
Do office partitions need fire certification?
If the partition forms part of a protected escape route or changes how people get out of a building, it may need to meet a fire rating and be covered by the building's fire safety certificate. Check with your landlord or fire consultant, and we build to the rating specified.
