The cost is the closed door, not the paint

On a commercial job the paint is a small line in the budget. The expensive part is the trading you lose while the work is happening, so the programme matters more than the price per square metre. That is why most of this work happens at night, at weekends, or in phases: a hotel done floor by floor with the rooms handed back in sequence, a shop painted after closing and open again at nine, an office done over a bank holiday weekend, an apartment block done core by core so residents always have one stairs. We price the hours the job actually needs, including the setting up and the striking down at each end of a shift, because pretending a night shift costs the same as a day shift is how a job runs over. Specification is the other half. Commercial surfaces take abuse that a house never sees: trolleys along a corridor, chairs against a wall, hands on every door frame. So circulation areas get a scrubbable matt or an eggshell that survives a wash rather than a flat emulsion that polishes up wherever someone rubs it. Kitchens, clinics and food premises get a hygienic coating that can be cleaned hard and, where it is called for, one with an antimicrobial additive. Plant rooms, stairs and metalwork get the primer the substrate needs, galvanised and aluminium included, which is where a lot of cheap jobs fail within a year. In an occupied building we use low odour, fast drying materials so a room is usable the next morning, and we do not open a tin of solvent based enamel beside a restaurant at seven in the evening.

Paperwork, and the people already in the building

Before we start you get a method statement and risk assessment, insurance certificates and safe pass details for everyone who will be on site, and a named person to ring. Work over stairwells and in atria is done off proper towers or a scaffold with a permit, not off a ladder balanced on a landing. Fire doors and escape routes stay usable the whole time. Wet floor signage, barriers and a clean handover at the end of every shift are part of the price, not extras, because the difference between a good contractor and a cheap one in an occupied building is what the place looks like at eight the next morning.

What is included in commercial painting?

  • Survey the building out of hours and agree a phasing plan that keeps you trading.
  • Issue method statements, risk assessments and insurance details before the first shift.
  • Protect floors, stock, fittings and IT equipment, and set up and strike down each shift.
  • Make good: fill, patch plaster, repair damaged corners and fit beads where trolleys have been.
  • Apply the right system per area, scrubbable, hygienic or anti corrosive, in low odour materials.
  • Hand back each area clean and usable, with a snag walk and a schedule of what went where.

Do we have to close?

Almost never. Most jobs are phased or worked out of hours so the business keeps trading. A shop unit is usually painted between closing and opening, and a hotel is done in blocks of rooms. If an area genuinely has to be closed we tell you which one and for how long before you sign anything.

Can you supply RAMS and insurance for our file?

Yes, as standard, before the first shift. That includes method statements, risk assessments, public and employer liability certificates and safe pass details for every person on site. If your insurer or landlord needs a specific format, send it and we will fill it in.

Do you work for landlords and management companies?

Regularly. Common areas, stairwells, corridors, railings, plant rooms and external walls, priced per block and scheduled so residents are given notice. We can also price the same work as a yearly cycle so the budget is predictable rather than a surprise every few years.

How much does commercial painting cost?

The area and surfaces, the hours the work must happen in (night and weekend shifts cost more), access equipment and the specification of paint set the price. We price the programme as well as the square metres, so the quote reflects how the job will actually run.

How long does it take to repaint a shop?

A small shop unit is often done over one or two nights so it opens as normal. Larger premises are phased area by area. We agree the programme with you before we start and hand each area back clean before trading.
