Where the money actually goes in a one off house
Floor area sets the shape of the budget, but four other things decide whether the final figure lands anywhere near the first one. The site comes first. A level field with road frontage, firm ground and services at the boundary is the cheap start. A slope means retaining walls and fill. Soft or wet ground means a deeper dig or an engineered foundation. A long entrance means a long driveway, a long ESB run and a long water pipe, all paid for by the metre. If there is no mains water you are drilling a well, and if there is no public sewer you are putting in a wastewater treatment system sized by a site assessment. None of that shows in the finished house and all of it is real money, so it belongs in the budget on day one rather than in a panic in month three. Second, the envelope. New houses are built to the current energy standard, which in practice means thick insulation, an airtightness layer that has to be continuous, mechanical ventilation and a heat pump instead of a boiler. That standard is not optional and it is not where you save. Third, glazing and roof shape. A simple rectangle with a cut roof and standard windows is the efficient version. Every corner, dormer, valley, rooflight and sliding door adds labour on top of the unit price. Fourth, the finish level. Two identical shells can differ by the price of a small car once you choose the kitchen, the stairs, the floors, the sanitary ware and the ironmongery. Over all of it sit fees and certification. Your design team signs the house off under the building control regulations, so the architect or engineer, the assigned certifier and the BER assessor are a fixed part of the cost, not an extra. Construction work is charged at the reduced rate of VAT, currently 13.5 per cent, and our quotes state whether the figure includes it.
Turnkey, or to a stage?
Plenty of people building their own house want us to bring it to wind and watertight, then finish the inside themselves over a year or two. That works, and we price it that way when you ask. Be honest with yourself about which trades you can really source, because a shell standing open through an Irish winter costs money in dampness and in interest. We will tell you which stages are safe to stop at and which ones you should push straight through.

What is included in building a new house?
- Set out the house, strip the site, form the entrance and get power and water on site.
- Dig and pour the foundations, build the rising walls, lay the drains and pour the insulated slab.
- Build the shell in block or timber frame, then roof it, felt it and tile it.
- Fit windows and doors, close the airtightness layer, first fix electrics, plumbing and ventilation.
- Insulate, board, skim, screed, then second fix, tile, fit the stairs and decorate.
- Render or clad outside, connect the services, lay the driveway and hand over a clean house.

How long does it take to build a new house?
You send the drawings
Planning drawings are enough to start. We answer the same day and tell you what else we need to price it properly.
We walk the site and price it
A written bill of works, section by section, with the provisional sums named as provisional rather than buried.
We build it in stages
Foundation, shell, roof, closed in, finished. You pay at the end of each stage, for work standing in front of you.
You sign it off
We snag the house with you and your certifier, clear the site and leave the guarantee in writing.

Do you work off my architect’s drawings?
Yes, and that is the normal way we work. You keep your design team, they certify the house, we build what they have drawn. If a detail on the drawing will cause trouble on site we raise it with them before we build it rather than after.
How do the stage payments work?
The bill of works is split into stages agreed before we start. At the end of each stage you see what has been built, we invoice for that stage only, and no money runs ahead of the work. Anything you add along the way is priced in writing first.
Can you get a house closed in before winter?
That depends on when you start and on what the ground is like. If closing in before winter matters, say so at the survey and we plan the programme backwards from it. Pouring foundations in October on a wet site is what pushes a house into the following summer.
How much does it cost to build a house in Kerry?
Floor area sets the shape of the budget, but the site (slope, ground, services, well or treatment system), the energy standard, the windows and the finishes decide the final figure. We price your drawings line by line so the site costs are in the budget from day one, not a surprise later.
Do I need an architect before I contact a builder?
You need drawings with planning permission to get a fixed price, but it helps to talk to us early. We can comment on buildability and cost while the design can still change, which is cheaper than changing it on site.
